Free Content Conversion and Compliance

The ground floor space of an existing two-story Urban Outfitter Store in San Jose is to be converted to a yoga studio. The two story storefront has a glass wall covering both floors. The Lease Agreement stated that (1) sound from the Leased Premises shall not exceed the lesser of (a) an overall A-weighted decibel value of 55 dBA as measured in the adjacent premises (which shall be deemed to include the office located above the Leased Premises) or (b) that permitted by Legal Requirerments, and (2) vibration from the Leased Premises shall not exceed 16000 micro inches per second as measured in the adjacent premises (which shall be deemed to include the office located above the Leased Premises). In addition, the yoga studio will be divided into two separate yoga classes, with a floor-to-ceiling mirror on both sides of the wall. ESA was hired to provide acoustical assistance. ESA provided several upgrades and modifications after the review of the existing floor plan and proposed partition wall. The changes enhanced the sound attenuation of the floor/ceiling assembly and the separation wall, and ensured the compliance with the Lease Agreement.
